Searching a sectional title scheme

What happens when your search address is inside a sectional title scheme, and why you need to pick your own unit from a list.

One address, many units

A street address inside a sectional title scheme doesn’t point at a single erf. It points at the whole building, so a search there comes back as a list rather than a single report — every unit in the scheme, waiting for you to pick yours.

Choose your unit from that list rather than the map. The scheme’s own search matches on the scheme name and your unit number, which is more reliable than a street search that can’t tell one door from another inside the same complex.

Why the boundary looks shared

Sectional units aren’t individually surveyed. Open the parcel boundary on a unit’s report and you’ll see the whole scheme’s outline, not a line drawn around your unit alone. That’s expected, not a fault in your report — the title deed still records your unit’s own registered extent.

Next: search the scheme’s street address from findproperly.co.za/search, then choose your unit from the list.
