Where findproperly's data comes from
Why a report is a live deeds office search, not a cached estimate.

A live search, not a cache
Every report is fetched from the deeds office at the moment you buy it. It isn’t pulled from a cache built last month, and it isn’t an estimate worked back from asking prices on a listings site. It’s the deeds registry’s own record of who owns the property and what it last transferred for.
Comparable sales are sales, not listings
The nearby properties on your price map are registered sales — transactions the deeds office actually recorded — not other agents’ asking prices. What a similar property sold for is a fact you can check. What it’s listed for today is somebody’s opinion of what it might fetch.
What this means in practice
A report can take a little longer than a cached page would, because it’s a real search every time, not a lookup against something stored yesterday. What comes back is current as of today, not current as of whenever a database was last updated.
Next: search a property at findproperly.co.za/search to see a live report for yourself.
