Turning a comparable sale into its own report
How to pull a full report for a nearby sale, and when it does (and doesn't) cost you twice.

Picking one out
Each nearby sale on your report is identified by its official description — its erf or unit number, not its street address. That’s precise, which matters most for sectional title: a street search can return every unit in a scheme, but the official description points at exactly one.
What it costs
Opening a comparable’s own report is billed the same as any other property — one report, spent the moment you pull it. If a comparable is already sitting in your account, the button reads “Open” instead of “Pull,” and opening it never spends another report.
The honest bit
That protection only covers the comparable-sale button. If you separately search the same address by hand rather than pulling it from the comparable list, the duplicate check doesn’t run, and you’ll be billed for the same property twice. Worth knowing before you go looking for a comparable the long way round.
Next: pull a comparable straight from the “Nearby sales” section of any report.
